You probably also have an opportunity to trim some fat on your PM fees if you still want to outsource the management because that's heavy.

If you don't know what you are doing, you are going to outsource every part of the process from agent to inspector to property manager and you won't be connected to the property.

This is where a lot of people make mistakes and then keep those mistakes going until they decide to outsource it.Also, Tax Accountants can create Profit and Loss Statements but that isn't their specialty and they aren't focused on keeping your financials in order.

Ultimately I just raised rents and got better with outsourcing the maintenance in a cost effective way (wasn't doing that very well before).

So outsourcing some degree of property mgmt would be a must... but the deal won't work paying a local property manager a large % of my revenue...Instead, I would set up my "boots on the ground" (cleaners, handyman), and would need an offshore virtual assistant to manage guests and coordination of my local team. 

You can self manage (which I understand is work), but it also forces you to monitor your investments more, and makes you a better investor, even if you were to outsource (since you now know what goes into it).

I outsourced many different local vendors and received 2-3 quotes for each piece of work.

So, they outsource their time to property managers, contractors, and advisors.
