Scott -- I've heard people speak of HOMEE, which may be similar to what you're trying to build, except it's a marketplace for tradespeople and not an organisation system for your own people.

Don´t let the travel restrictions stop you because your property manager can withhold your income for the first 3-6 months if you need time to get that organised. 

When we rent furnished units to corporations or organisations, we place the lease in the name of the company (unless it is a small, startup) and have a scheduled addendum which lays out a simple process for a change in occupants:  each new occupant signs a 1-page document where they acknowledge they have read, and will abide by, our house rules.  

Step 1:  Organise a LLC - this is equivalent to a Business Registration here.

If that is the case I would advise you simply purchase and move it yourself and steer well clear of any non profit organisations as they generally have pie in the sky expectations with no actual end use in site. 

I've been doing direct mail campaigns and I'm trying to get more organised to be able to have great data to look at.

You must be organised and be able to state the facts without mistakes or hesitation.
