I am about to start an Air BnB and am concerned about smokers, pets and general odor elimination between guests.

My husband grumbles about wishing we had gotten serious about real estate investing 20 years ago so you aren't alone in that.

Odor gone.  

Hopefully the odor is coming from the litter boxes and not from spraying or urinating on carpet (if there is carpet in the house).Gail

Since I can't be there to closely inspect things (such as leftover pet odors, bite marks in furniture) I'd love to stay away from it but on the other hand I don't want to lose too many renters. 

The proper way to exterminate for termites is this purchase the chemical termidor Sc control from your local extermination store.Termidor SC Termite Control works better and faster than termite bait stations, and unlike many termiticides, it does not leave unpleasant odor.

Carpet also holds odors which can be a real turn-off for prospective tenants as well.Figure out who your target tenant is and then install the flooring they want.

Remember, with pet odors replace what you can, but oil-based Kilz is your friend.   

Wall wash with TSP prior to painting if possible,, if the ceilings are flat (not popcorn) wash also, a sponge mop with a towel over it works great and fast..2 buckets one wash one rinse.you wash everything,, doors, trim, floors, cabinets, light fixtures, all windows glass and tracks.Bleach is ok to use but I've found that TSP is best thing to actually REMOVE the nicotine,, you'll be shocked when you see how well it works. 2 Prime, Kilz primer to seal anything your going to paint.3 Remove all blinds, throw them away the plastic retains the odor and they'll be gross anyway.4 Air Ducts if you can reach inside wash out.. then spray Kilz in them as far as you can reach with the system off.  

Both banks grumbled and said no.. but both banks came back and said fine and did the deal with 100% financing.  15 houses in one deal and 17 houses in the other deal.
