using their initial number, i believe  it puts the deal at  about a 6.7 cap24 units, 12 1/1, 12 2/2gross rents  297k other income ~10kutilities 20krepeairs 27k advertising 1200admin 17kmanagement fees 15ktaxes and insurance 36k  NOI = 184kproperty  seems a good bit overpriced at 2.7 mil it is in a central area where home prices are relatively high, gated community, and very nice units

I could rent the main house out for $2,500 easily and $1,100 for the MIL, which would be more profitable for me then the $3,000 rent I would get for the entire house as one unit with no separate tenant in the MIL.

If you get all militant on him, he'll be hostile and you can bet he'll leave at the end of the lease.You are immensely blessed to have a tenant, especially in your first rental, who pays on time and does not have any other issues.
