Once you identify a realtor you want to use make sure you have a long conversation with them to break down exactly what you are looking for in your first REI.My advice is do lots of research on every property and make sure you identify its current market for both rents and value. 

Plus is 4% even in line with market cap rates?

I do the same tropes of things in the Tampa Florida market.  

Time in the market beats timing the market!

Look for properties with high cash flow potential, good condition, and room for improvement, such as value-add opportunities.

The markets you mentioned in your initial post in this thread are great markets, but they're all heavy on appreciation and light on cash flow.

While there are undeniable challenges—higher interest rates, tighter lending conditions, and market uncertainty—there are also unique opportunities that can make real estate a very prudent choice if approached thoughtfully.
