@Eric Michaels Exactly my thoughts, I will need an experienced investor that had dealt with the worst rehabber in town and how he got away with it to come up with a good and solid joint venture, I might have some ideas in my past experiences when somebody does not pay, in this case, my risks are very low since I have no cash into the investment, but for sure I will be shouldering "the gaps" between investor payments and actual manpower/overhead payments, I would not expect the investor just to trust whatever I hand to him, so I should fine tune that also, and hopefully, I could post it here for everyone to use.
