After a lengthy and extensive renovation, the property is in near stellar condition.

Tenant paid last month ~ 20 days late, and short paid, and still hasn't paid this month (it is now the 21st), so they are basically 2 months overdue.

Don't overdue it but definitely do something small or big before putting it up for sale or rent.
