@Lina Truong definitely submerse yourself in MTR learning for at least 2-3 months.

You can hear real-world examples of how others have built their investment portfolio and (hopefully) learn to avoid their mistakes.4.

So, if you don't know how to build financial models, there are some available that are pretty good online (adventures in CRE is a great resource).  

You don't need to pay anyone to learn.
