I do use Ownerrez as a PMS and they have a report that automatically gives me the numbers needed to do it myself and it takes just a few clicks.

Rodrigues' recommendation may change this), but my next question would be, are there any cities/markets where 1 of the following are true: 1) You have family/friends that live there, 2) You travel there frequently (either for vacation, work, etc.), or 3) Somewhere else you've lived before AND know the area well?

Then the prices lower towards the date and you end up booking at a low price or worse just being vacant.I think manually pricing your STR'S is a much better approach.So many people are looking for the next cool software app to buy a subscription to.

Each room will have a separate lease on it with a separate deposit following normal property management practices, and like you said, the leases have different start dates.
