My manager has been at this since 1996 and has a ton of stories.Always considered myself a bit liberal, but after hearing his stories and personally witnessing current versions of the same, have gotten desensitized and not as liberal when it comes to tenants.A MAJORITY of their problems are self-inflicted.

I moved out of California about 4 year ago and sold everything I had there because although the rental would have kept high returns, I didn't trust the laws and lack of landlord rights in liberal states.

But the skeptic in me says this is almost the first time (that I can recall) a liberal state and cities (LA, SF etc) would revert to a conservative economic approach (supply side economics) to fix a problem vs a rent control or government controlled type solution.If this is the case and they really ARE allowing an increase in supply to help drive down over all cost vs attempting to impose government oversight I would sell everything and leave SoCal.

I checked local sold listing, the IRR is about 7-8%....sometimes there's jackpot of 20% IRR, but very rare.Just invest in QQQ was better lol

The months of May and September do rent out but unsure if they would be at 100% occupancy (so want to exclude them from any calculation).Its hard to gauge what weekly rentals would be without a having a home but weekly estimate would be for the exact home but my estimates are:$3k - Conservative, $5k - Moderate, $7k - liberal (July and August), the month of June is probably a 25% reduction.
