A PM is a professional in managing property, not plumbing.  

If you research recent sales you can always provide the appraiser a list of those sales.One of the best ways to insure a higher value is to update the property using materials and fixtures that are popular and common in the area.

Plumbing.

Buyers are loving the softness of Champagne Bronze, and we are using that color for lights, plumbing fixtures, and cabinetry hardware.We find that these elements work no matter where you're located in the US, and no matter the ARV! 

Would this just be a matter or working the plumbing out or do I need a specific type of toilet?

Of course not, but required items such as electric, water, gas, and plumbing all need to be in working order.

Does anyone else do it like this and who do you use for liability insurance?

However I did note that houses are mostly really old, e.g. 100 years or older... any idea if this poses challenges in things like lead paint presence, outdated wiring, rusty plumbing, etc., or have many of the homes already been updated?
