For the passive investors more comfortable with syndications/REITs/CLOs/MREITs/debt funds etc, not wanting active private real estate was thinking more about relative value, Do you think there may be value in certain indoor mall/central business office that has been beaten down so much?

I put bait stations like this: https://www.amazon.com/Mouse-Stations-Scented-Outdoor-Indoor... and fill them with bait like this: https://www.amazon.com/Tomcat-All-Weather-Bait-Chunx/dp/B000...As long as I keep the bait stations full, the mice never go inside the house.

Put an enclosure around it, heat it when necessary and  call it an indoor pool.My next personal house is just going to have a smaller pool like one of these.

The issue with wholesaling with a license is taking a wholesale fee outside of the brokerage, which you can not do and would cause you to lose your license.Marketing to get in doors with a license and the ability to buy is fine, but the second you assign a deal to someone and take the spread and the brokerage does not get a cut, you are in jeopardy.You are convoluting marketing as an investor and wholesaling while backpatting yourself multiple times in both posts.

I attached photos of some unique ideas I came across for indoor hot tubs which would truly set this place apart from any and all competition.

You may have been an indoor employee with air conditioning and a comfortable chair, but sometimes the only work available is being a rough neck in the oil field or some other unpleasant type of hard work. 

Go look at MLS and search for indoor pool cabins.  

It would be 2   2 bedroom 1 bath units no living room with kitchens and indoor washer and dryers in each unit Any thoughts of which is a better way to go ? 

Heating costs go up in winter, as does electricity due to the reduced natural light and more people indoors.

I also extended the kitchen / dining room in the bottom unit by about 200 square feet to provide a usable indoor space and replacing some of the covered outside patio.
