I have tons of clients with 3/4 units that also hit similar returns consistently after the first year or two.  

I have a handful of SFH rentals in northern Texas.

I've never done any Sacramento STR loans and only been hit up for one potential financing opportunity there.

No need to hit a grand slam on your first deal.

Now in Northern CA when the Santa Rosa fire burnt down 3k plus homes nothing was done there and when the Paradise city fire burnt down the entire town of I did not see anything like this..

The sewer expense is a big hit.
