They want someone who is physically local that can be responsible for issues that come up.If you are required to hire a property manager anyways, might as well just pay them to do the tenant placement.

But when people are out of town / out of state the title company can hire a mobile notary near you and they will fedex the documents to your local area to sign.  

Once you get into that range - I think its best to hire a PM.

.- The new PMC you want to hire will have to increase your Placement Fee, so they can offer a commission to an agent that brings then a tenant.

The PM I've hired has a minimum of 100K as a requirement, but would you recommend a higher coverage limit? 

Hiring a licensed professional is many times optional - you don’t always need to see a doctor when you’re sick, and you can DIY a home remodel if you have the right tools and knowledge.

Will you hire a developer or build it yourself?

Is it as simple as getting the site designed and engineered for the footprint, cleared and graded (all of which I am comfortable with), and then hiring a GC to build the building?
