I'm actually heading up there for a little impromptu vacation this weekend!

I think that's one of the reasons that I didn't post very much on BIggerPockets, it's because I was just trying to keep my head above water.But now it's 2025 and things are stabilizing and I have a much more positive outlook on the future.Let me know if any of you had a couple of difficult years recently and how you were able to turn it around if you did.

I believe in putting in the work—1,000 hours of research, testing, and learning—before offering advice, and I’m excited to tap into the collective wisdom of this community to refine my approach.Here’s where my head is at: I’m considering strategies like short-term rentals (Airbnb) for higher cash flow, long-term rentals for steady income, or even creative options like house hacking or partnerships to stretch the funds further.

I assume there will be a lot of Canadian dollars heading this way with the potential tariffs.

Given all I’ve done to advocate for you on this investment, one would think I might have gotten the courtesy of a heads up.Given the tenor of your post, a reader would think you lost all your principal on this investment, when in fact, you lost none of it.

Also I have not worked out the financing yet. if I just use my cash then the Cash on Cash drops to 8 or 9% and that would be below my Cash on Cash target.Generally speaking and of course just numbers I picked out of the air for reference when running numbers in my head, I am looking for Cash on Cash greater than 15%, high probability of long term occupancy, and no expected major Capex for 2.5 years after purchase and purchase time repairs which I would add into the cash on cash evaluation before pulling the trigger.So there are some more details to be worked out in my head but being it is my first one and only learning what I could from youtube videos I thought I would get some feedback.With all that said, in my head it seems like it could be a good start.Thanks again Jaycee and Gavin for your feedback.
