The efficiency of a solar installation is dependent on many factors - location (or average daily sun hours), house orientation (15deg SSE ideally), roof inclination, shade obstructions (on the roof and/or around the house), consumption, components used, inverter or microinverters, hail resistance, warranty, utility payback vs net metering.

the roofs here is Colorado seem to be replaced every 3-5 years about because of hail so not common to see a roof older than 10 years . property was a new build so hopefully that 10 year lifespan on a water heater holds true right but even it it only lasts till 5 years that's a decent amount of time to stack that Cap ex account to get ready for that.

I am considering doing a joint venture with a contractor and seeing what I might make in a crazy housing market.I showed a loss in 2019 because a hail storm took out about 20 roofs and I was only able to put 3 new ones on that year and the leftover insurance money is taxed as income.

Don’t forget that you don’t insure the land, so in high-value areas like LA, property insurance will be a lot less than the amount loaned -- thankfully.You might optionally require specialized earthquake, flood, wind/hail, or specific endorsements for other regional risks.If you can, be careful accepting an insurance binder in favor of the actual policy.

I would say that the lack of a garage is definitely a factor that prospective tenants look at because of the hail that occurs frequently.

Carriers are more aggressive about this deductible increase when you're rental is located in a heavy wind/hail area (KS, TX, MN, CO, MO, AR, OK, etc.).
