It's far too easy to fire off a text about a stupid grievance - and they'll do that if you let them - but it takes an effort to send an email or *gasp* pick up the phone during business hours.

This will likely end up before the gcaar grievance committee with a procuring cause claim, which could prolong this from closing even longer. 

This is because if the deal closes, the original agent would file a procuring cause grievance with the local board and would likely win, and then they would get the commission instead of your new agent.Don't find agents on Zillow.

The current title company can blame the title company from 2004 all they want, but your grievance is with the current title company because they offered YOU clear title.

By doing so, I can easily discredit a half a dozen grievances which would make them look reaaaaalllly bad in court.

Also so you are aware if you go to the listing agent and get it under contract, the agent who showed you the property could file a commission grievance against the other agent with a procuring cause argument.

Any person who gets angry with you can conceivably file a grievance.  

I'd say he needs to be heard and his grievances recognized. 

The more you are there the more their “ honey do” list grows and the longer the gripes and grievances are projected on you .

If it doesn't ... then file a grievance - or track it down and kill it".
