Also, keep in mind that the NJ standard for move out is "broom clean" which as far as I can tell is an uninformative and nearly meaningless term that gives you no information about removing grime from the kitchen bathrooms, cabinets and refrigerator.  

We always install knobs and pull bars to minimize grime and wear on the doors.- we typically use the same paint "White Clay" in eggshell from Behr, not available anymore but Sherwin Williams custom mixes it for us.

This is in the town of Grimes Iowa (which is a very good district/neighborhood) and something like this never happens here. 

I got a quote for two guys to work for eight hours (all their own gear) for $450 ... that was on a two story brick house, almost entirely square.That's just for a clean, if you want them to power wash it to strip paint, or to remove years of grime and gross, it would certainly cost more.

I prefer hardwood and tile depending on the room.Stains or excessive grease/grime is another matter.

Also make sure to include language in the tenant contract that your tenants will obey those regulations, lest you get "nasty grams" about crap on the front porch or unattended landscaping (assuming the tenant will be responsible).  

Wouldn't you rather work in a clean environment and be able to see past the grime?
