The difference between MKE and Chicagoland does not warrant the extra effort that comes with going remote.Everything gets so much more complicated as soon as you can't swing by your property after work.

This guy will buy $2,00 rims for the car, then be late on the rent, Go an a golf trip to Singapore, then he is late with the rent.Maybe we should both look at electronic rent collection that allows for a visa payment?

I agree that there’s a fine line between aggressive but legal vs. reckless and punishable.I saw this gem from Will Rogers:  “The income tax has made more liars out of the American people than golf has.”

Get a little bit less in rent for the 1st tenant but always willing to do either a 6 or 18 month lease to swing renewal time back to the summer.

I liked real estate so I got licensed, worked on a bunch of different RE strategies, started developing and managed to get myself stretched thin very quickly again, I basically made the pendulum swing way too far and had to consolidate again to find my path.

Dumb question, but is asking a police officer to swing by just to assess if there is weed (quick smell test) be too much/a violation of anything/asking for trouble?

.- Build a fourplex with contractor buddy hopefully have approval wrapped up and swinging hammers in January.- Start building an ADU on a rental this coming October 1st (hopefully done in 3-4 months).- Buy one local STR probably with a my partner.- Buy one lot in area I can start building a duplex or fourplex on.  

Even the bigger people on here couldn't swing that or would have to Syndicate out which is another animal.
