For me, everytime I think my life is on a straight road next thing I know here comes an unexpected twist and turn.

So we tip toe gently through that area here in OTR.

This might be a little twisted.

My approach is two fold:- Gently keep in mind and remind clients there are two parties and perspectives involved.- Address buyer's concerns with reputable local professional and expert evaluations and written estimates.For example if the deck needs to be repaired or replaced, during the contingency period I'll attempt to have at least 1-2 licensed contractors provide written estimates.

If I was in your shoes I would gently let that person know what you plan on doing with the place and how much you're going to be charging etc...

And then there's the issue of delivery and acceptance.A simple document, with lots of potential for twists in title.
