My trip to Montana next week is facing the same thing I had to rent a little house there and of course would you not know it but snow in the forecast and so being on the lake is going to be freezing $ss .

But they will bring the rates back down because our economy cannot afford a long-term freeze or destruction of housing, at least not without bringing something else in first to take its place as an employer.

I am very tired too looking how hiring/freeze/market crash/market goes up every year since the covid in 2020, we never had stability, there's always big something happening so timing the market is important too, if we purchase 400k tomorrow in Ohioville somewhere but then we get laid off we will lose our money  that fast while all expenses are going up :)

I like 3/2 brick or block houses (so I don’t have to paint) and are in the sunbelt (Specifically TX and FL markets with growing populations over 100k) because I don’t want pipes freezing, since we started investing while we were overseas.

We acclimated the flooring, but I suspect the existing tenant may keep the house at some very different temps (when she travels I suspect it's quite cool in the winter just warm enough to keep pipes form freezing, and very hot in the summer).

Using Whole Life insurance is a important cog in that plan.I would personally put my assets inside a BDIT (Beneficiary Defective Inheritor's Trust), or a SLAT (Spousal Lifetime Access Trust) to freeze the estate at $10mm.
