Maybe they are looking a having some from each month starting with the newest and selecting based on different key words?

DSCR loans of course are based on cash flow for approval, and I've yet to see a deal cash flow at 85% terms.

Based on my quick math, if we go with the 30yr option and save ~$1070 in monthly payments for the next 15 years (this is based on ~$580k of currently outstanding mortgage), we would need to invest that ~$1070 at a ~9.8% compounded rate in order to be able to break even between those two options i.e. fully pay off the 30yr mortgage at the end of year 15.

Are your thoughts based on experience and research in this area or based on a gut reaction?

Thanks  Don't just solely base your decision on the rate and terms.

There are always opportunity on the MLS....properties that are listed/categorized incorrectly....properties that rely on public record square footage that is not accurate but the broker is too lazy to verify and simply relies on the autofill data, properties that have base zoning that allows for a better use, properties with unique characteristics that are not properly detailed in the marketing information, properties that are simply listed over priced and become stale and are good negotiation opportunities.
