Don't you think 75/25 to the gap funds investor is a bit extreme?

I believe that the technically correct answer is that they all moved from California to Texas and Florida, whereupon they realized that it gets extremely hot and humid in those places, has extremely variable weather, and large insects, and are now leaving Texas and Florida. 

We have cold winters in northern NH.

I had 5 houses with them that were terribly managed (placing bad tenants, extremely high rehab costs). 

That way guests can enjoy it year round even when it's not cold.

You can also tell her to call the utility company about the best way to save, as turning off heat and on is not efficient having to run longer blasting out cold air as opposed to leaving it set at a lower temp. :)

This business is cold and cut throat.

I live in jersey but bought my property in Pennsylvania because jersey and NY are extremely expensive.  

You also don't have to face those icy cold winters.

Today, it is 24 degrees and wind chill, and it tends to be colder in the park and cold mist freezes certain areas of it to the point that they're closed for the season as well.
