You can then GC the project yourself and let them help be eyes and ears and offer you the speed to get the projects done on time.As for financing, I had great success using a commercial loan product with a small community bank.

I am all ears and I want to build a list of 10-20 cash buyers who I can send deals to when I find them from other wholesalers.

I imagine construction noise doesn't garner tons of points with guests.

So, like I said, I'm all ears if you can explain how paying $20,000 in interest via the regular payments is the same as paying a few hundred dollars in interest via the HELOC, because I don't get how those two things could be the same.

Ignore the noise of higher cost = higher value or lower cost = low value.  

If you have people cutting you large six digit and 7 digit checks, I keep my ears open to hear what they are saying.
