I don't care how far away the subject property is or how large or small the rehab is, at 41 cents on the dollar, it would be a no-brainer for anyone.With that said, since you have described such difficulty finding a buyer, I am willing to bet $500,000 that your "41 cents on the dollar" is not even close to accurate.
