That’s what I would suggest.Finally, real estate investing isn’t about just having all of the pieces that you can get from Books, Podcasts, YouTube channels like mine, and other forms of disseminating information, it’s more about the instructions on how to put the pieces together in a moving market.

One blog that I have been visiting for ten years is about to close because the ratio of scammers/legit is so high forcing many to abandon the site altogether.Scammers will always be prevalent in the world of big tickets sales; there will always be vultures and bottom feeders.But hopefully, if we legitimate business people continue to represent a united front and to offer to disseminate good information to interested people, the influence of the gurus will continue to wane clearing the way for us to do more good, clean business and to help others in a more benevolent fashion.It's nice to see someone like Josh running a site that is ever mindful of its reputation and taking the steps to keep gurus in their places - which benefits all of us in myriad ways.

But with this much going on I suspect U will see some govmit action .. easiest of course is wire fraud.and a lot of folks don't realize wire fraud is not only about money.. its about dissemination of false information and obviously he has done a tonne of that.. he knew he did not own the properties.. and or his description of how safe the investment was I mean we all nailed him day one a few years ago when the first threads were started.. just fantasy.. you either Believe Jim Wise videos and the savage nature of those assets or you believe Morris how great D F class is to own and get rich on. 

In some markets I've seen them package the data into a report they disseminate free to market their business.   

Additionally, consider personal liability, taxation, and LLC structure when financing properties through a new LLC.You shouldn't disseminate AI generated or unvetted sources of information when people are seeking qualified, professional advice and feedback. 

However, from several years of experience, I haven't seen ET changing the info they have disseminated (my personal experience, I don't know about others), and they emphasized that 'you make One mistake, you can disqualify the whole IRA', etc.

My effort was to disseminate helpful information, the location is coincidental; it has to live somewhere.
