are looking at out of state investing in places like Cleveland ,Ohio or Austin,,I am looking a MHP's mobile home parks in the right statesSome die-hards are still investing in So Cal and its doable but it takes a lot of direct mail marketingDD

For a fix n flipping die hard this approach will only slow you down the first couple of transactions. 

All the die hard real estate entrepreneurs here NEED W-2 cube farmers to rent their apartments, houses, and duplexes.
