I have heard about low cost granite / stone, i just don't know where to get it. 

I'm currently renting and when  decided I wanted to focus on real estate investing, I decided not to buy in Tampa because of the low MF inventory and in home house hacking is not for me.

I don't think I would be interested in renting a boat or RV....I would have it too long for that to make sense.Though I own several properties, I currently have no primary residence...  

Additionally, we have equity of approximately $145,000.Now, we are faced with a dilemma: should we sell our current property and purchase in a more favorable neighborhood, or should we rent the house and let it pay for itself.We would greatly appreciate any advice you may have.

. - Current owners have surveys, this is a new subdivision.- Public sewer available.- Current owners purchased many lots and they haven't developed them.

Additionally:What is the current loan-to-value (LTV) ratio for rental properties?

I don't see it as an issue but many still do, at least in my small town where the majority of renters are elderly people looking for low maintenance housing options.

My current purchase (closing in February) is a luxury cabin that will be an STR.
