I got lucky and rented the developers house :) I also owned 4 rentals in Patrick farms just across the street north of Reunion.. if you are dead set on MS thats what I recommend anything else you invest in going to be a crap shoot at best.

The story smells.The family that owed $5400 in rent means they stiffed the landlord for about four months while crapping up the place. 

I firmly believe that the media/internet/powers that be are just spinning the crap out of this whole weather thing.

Then the $ I put in to satisfy the hud, which is ultimately the amount the seller would do a seller carry back for, would be paid back to me from the seller on their side of the HUD and then the seller has that amount less in the pocket and takes a 2nd lien with the borrower.And 100% not some Pace Morby crap, i've been doing this longer before he was making up names for creative financing that's been around forever. :)

It is like joining a vegan club and crap on vegans because people are meant to eat meat.

If you pick a crap agent you are better off doing your own research and making offers through list agents. 

Along with a tenant who, statistically, doesn't give a crap about your property.

It's an absolute nightmare to manage the bull crap but I won't regret it if something happens.

@Noah Bacon and @Mindy Jensen - can we figure out what this guy was doing on BiggerPockets and see if any patterns emerged that will allow us to flag if a future bad actor is attempting to do this kind of crap on our platform? 

We've reached the point where there are now more gurus selling their get-rich-quick crap than there are properties for sale in America.
