I've thought about this post and the comments many times the past 7 months as I've watched Bitcoin climb 185% from $6000 (where it was when I posted this) to $18,000 (where it is today). 

For 1% investments you'll be going closer to Worcester, Fitchburg, and other further markets bc the prices of your regional market is climbing.

I myself started in international banking; shortly thereafter decided that the income potential of banking was too limited with the “climb” too slow and the corporate culture too limiting.  

This is a challenging case, because it does feel as though you are dmaned if you do and damned if you do not - Carlos, I really like your thought approach, you do not give the necessary capital call you are 90% risk of losing, you give the capital call you slightly lower chance of losing - but still feels like a tough hill to climb Our team at Smartland purchased all heavy value add through-out the same time period, large multifamily - we went into with a strong basis an arsenal of capital to do the construction work and kept one focus, get through the business plan, renovate the units, but this had to be done in a very high velocity as fast as the interest rates were rising, we felt the need to press hard on the construction gas and work through units  - so if we were faced with this climate that we are in now and interest rates do not soften we would not be deep in construction but rather focused on  administrative costs controls and lease-up.

It's probably easier to tear garages down and start over, but I climbed out of that rabbit and stopped researching it.

1.67% seems high (NV is 0.87%, CA is about 1%)  Are there area indications that rents will continue to climb because of shortage of supply?

we just got an estimate from a solar company today, they wanted us to go through the hero program. just running the numbers in my head, i figured out i would pay triple the amount of the loan over 25 years, there was a loan fee of three thousand dollars, the 1500 dollar veteran discount was put into the loan, the 1500 dollar rebate was put into the loan, by paying cash i will break even after five years, instead of paying 25 years. as far as im concerned the program is a joke. it will put you in the hole and you may never climb out of it. figure out a better way to pay for your home improvements, this one smells predatory.

The first estimator, who climbed on the roof, said there were 70+ tiles broken.
