These items will affect how high you can charge for rent, but they shouldn't be a deal breaker and it shouldn't make it challenging to fill your units. 

If it's families, they might find that inconvenient, but I don't think it would be a deal breaker.

Some remediation (or mitigation) can be expensive; however, nothing must be a deal breaker… just leverage negotiation when you are aware.Roy

Hello,We have an original fused disconnect from 1950, when the building was built but all of the apartments have circuit breakers.  

On the rare occasion you do, it is one breaker has gone off and they can wait for one of you to reset it.

I also know Trainers that as Gino says are not on the circuit and they charge quite a bit 100k or more..

I’m less concerned about the small items, and I focus on where big costs surprises can come up (new sewer lines, breaker upgrades, galvanized piping, etc) so I can re-trade my offer appropriately.
