@David Sam Cost segregation can benefit a property under $400K by accelerating depreciation to offset taxable income, especially if you qualify as a real estate professional or use the short-term rental loophole.

If I choose the rental, then all income generated will be taxable income moving forward, because none will be off-set by the interest I could deduct.  

I took into account a likely cheaper labor rate but will say when we owned units in gulf shores that i was not encountering that low of a labor rate.  

I am currently located in The Bay Area, California and I am little nervous about  investing out of state but I thought I would give other cheaper markets a shot other than my backyard which is expensive.

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.
