However, I don't know from a practical point of view if it's doable 2) Condo vs townhouse vs cashflow: I noticed condos and townhouses are way cheaper in fort myers FL ( however risk of hurricanes) and maybe more opportunity for cash flow.

2/2 vs. 3/2 properties: 2/2 is smaller, thus cheaper to operate and lower price per night than a 3/2 all other things being equal.

@Maranda Tucker we have a locksmith as have found it's overall cheaper to just rekey locks versus changing them.- We can better control what's on our master key system- EVERY lock at a property is opened with one key (well, maybe not the garage car-door)!

My wife and I were in analysis paralysis for sure, but then the academy dropped and we were sure we wanted to get into RE, but didn’t know how and this course was WAY cheaper than comps that ultimately just try and sell you a conference that just tries to sell you… on and on plus like you said, we got most of our money back and got to keep the material.

So they would first payoff the first mortgage, if there is a second then $ goes to the second and if anything above that goes to any other lienholders or the homeowner.There are a lot of people who invest in 2nd mortgages because they are cheaper than a first, but in Ohio (not sure all counties) you have to pay off the first at foreclosure so if you do not have the money to pay off the first you are out of luck.

But, it's very commutable, and a lot of people working in Reno (especially South Reno) actually live in Carson City because it's cheaper.
