@Blaise Bevilacqua - I agree with the added expense items that others have called out including vacancy, repairs/maintenance, capex, unit turns, and low insurance.

I usually require my tenants to carry renter’s insurance with at least $100,000 in liability coverage.

I am adding about 20 more this year, but there's one small pocket I'm struggling with the financing on (honestly, due to Huntington Bank dragging their feet on items, etc.), so I'm seeing what other options there may be. 

You don't get 100% simply because you replaced the item.

If I can get around this situation, it would be worth carrying some costs for a couple months but if eviction prolongs, a good deal will go bad quick.

Per him, Judge will see how unreasonable he has been in his itemized list and not award a windfall anyway.
