@Dustin Sanders Unfortunately, I will be shocked if you find this. 20% down is hanging on by a thread based on where rates are at and the general anxiety over declining real estate values. 20% down is the minimum I'm seeing.

If you already do this, than like me, it is a lot of screening properties (40-65 per month at about 3-4 offers from that) and patience.Watch the ARVs right now as a lot of us are in a declining market--do not rely on anyone else but yourself to really provide the ARV.

Florida did just have back to back hurricanes but a proper master insurance policy and coverage usually covers that type or perilYou are facing a declining cash flow situation which is due to the HOA fee's so while there is still a profit and you have equity sell and look for a 2-4 units.

Yes, there are bad areas and appreciation probably won't happen...but rents are not declining, there are great tenants if you screen correctly, and even the C neighborhoods generate great $.
