I think REITs that specialize in non-CBD office are being tarnished w same brush so good deals to be had at good values.

Way more profitable without the brush.

You can't do a broad brush stroke, even if all of them are the exact same building.This is where you as the investor can bring more to the table to identify or create value.

I would brush up on this as you can only raise the rent so much.

sometimes though the ones who are the most experienced and think they know it all are the hardest ones to work with they are too busy to really take the time their buyers need to help through the build process.. so its hard to paint a brush over every agent..

From my research in the market I was expecting ~10% of the monthly rent and possibly a procurement fee, but that seems to really just be brushing the surface.
