You hit on a tough reality.. inheriting tenants who aren’t prepared to pay on time can be one of the biggest curveballs for a landlord.

AirBnB has been the biggest surprise. 

Biggest lesson learned was to keep at it, keep learning, and work with seller and title company to get the deal done.

That will likely make the biggest difference on if it cash flows or not.

My biggest focus right now is passive income.

What I'm trying to say is that going up to 1.5-2 hours outside of even the biggest cities, there are pockets of affordable towns/cities with at least positive cash flow (although its never been harder to find than right now, I've been waiting for 3 years for the market to make sense before buying again).
