We value liquidity and quick access to our capital over the interest that we could make in tieing our money up in accounts that may take us days to access.

No sense in tying up your time and money on  something you don't feel comfortable with. 

i'd rather wait for a good deal than work like a dog and make zero profit. no sense in tying up the cash for such a long time and hoping to make profit.

So a 10,000 sq ft anchor you are talking 300,000 in TI.

The bigger story here is how attorney's just won years worth of work in tying things up in immense litigation until the 2nd coming....This will go on for a long looooong time. $1.8B is more than enough incentive itself alone to fund a legion of attorneys for years on end. 

I don’t say this to rant, as I’m a flexible guy, but to share perspective.My last statement in tying this up is to talk to your neighbors or future neighbors before you pull the trigger on buying your 1st house hack.

That is an unusual one-off thing with a bazillion favors called in (ties into culture), but possible when needed.Typically, underwriting is local.
