While I don’t know their program or them, I’ve yet to see a mentorship program that cuts the time necessary to obtain the knowledge required; that has a monopoly on any tactic, strategy or technique that’s not common knowledge; and or that provides any ongoing “help” that’s anything but “basic”.If you’re not well versed in principles, finance, and law, either read books on these, attend college classes, or take a course(s) leading to real estate broker (salesman) licensure.  

When reaching out, it helps to offer value in return—think about tasks like checking on properties when they can't, delivering materials, finding reliable contractors, or even handling basic project management tasks.Building genuine relationships and showing you're willing to contribute will go a long way in earning their trust and gaining hands-on experience.

From my basic understanding that I'm brainstorming this, would need to set up a new LLC for the Syndication That would own properties bought using the combined capital from the equity partners and myself.

Basically, the seller signs the deed and walks away. 

@Chris SeveneyRight, Its basically impossible to know for sure the "extra" cost - unless we bring is some kind of engineer -  which is total overkill.

If I sell the property for 130K, after assciated closing costs, I will basically break even.

I do feel like anyone serious enough will just take the two minutes to answer the seven questions, which basically just establish if they meet the minimum requirements (3x the income, Credit Score, No Pets/Smoking, etc).
