Here's a little background on Tenant situation...has 2 or 3 young kids, an adult sister, an aunt with her male friend and the lessee has a male friend, that all appears to live in the apartment but aren't on the lease.

Can anyone recommend a firm that does not use Lexis Nexis for background checks?

@Leeling ChewAbsolutely, you should background check every adult (18 or older) who will reside in the property.

With your background get the building going.  

Adding and making better could sell or rent faster, but it won't get you more than what the market ARV and rent is set at from other similar comps in the area....and your Interior Design background will help, if you you it mostly as an understanding of cost. 

I can add some insight and if you search around on other forums hear you’ll find the same …While investment wise it may be good please do your background on which wolves your trying to den with . 

I think one important note that I omitted from my original post was some background info.

We should form a little group and share info as we have similar backgrounds.

My wife and I come from a manufacturing leadership and project management background. 

I agree with Dominic, I would price it according to the market and CHA will make the adjustments on their end.
