@Itay Heled Last year, Furnished Finder published a document called "the state of mid term rentals" and it showed that the users of FF want studios, 1 bed and 2 bed proerties. the demand for 3-4 bedrooms significantly drop.

I am probably going to turn it into a podcast studio and guest house, but it's perfect to live in while I renovate.Northern CA is way behind Southern CA in the ADU acceptance and feasibility I think so there isn't that extra back scale that there is in say, San Diego, where people are building four units behind their house.

Even with house hacking with a lower down payment (which I am not sure would work if I get a studio size condo), I would still need to pay more out of pocket than what I would pay renting (I can get rent by splitting a studio with a friend for about $1200/month).
