@David Haughtona few reactions:-everyone thinks their market is expensive. 

His negative reaction and aversion to wanting a neutral third party to play referee was a tip off to me to do more research and after paying $25USD for an online background check on the seller I discovered he had multiple judgements against him for business fraud even though the title to the property was clear.My personal lessons from my scammer were1.

@Rudy Manna what was the initial reaction of the tenants when you approached them about the change?

If we dont get an FFR cut in Sept, I suspect the reaction will not be pretty.

@Teia Guber have to agree with @Adam Bartomeo, that the "fire the current PMC and find a new one" is the easy, knee-jerk reaction/advice. 

Her husband is allergic to wasps and I did take care of one nest but she’s states there are like three more nests.

Some people are allergic to rabbit hair so I would need to get the air ducts and entire house deep cleaned if the tenant moves out. 

Most have a knee jerk reaction to stuff like this but I would atleast consider showing it and hear them out -unless you had much better choices to pick from
