Usually with a variation of, "in taking ownership of this property, there are several ways I could choose to handle this property.

I typed in variations of "rent increase, proposed legislation for 2024 for San Francisco" in Google and don't see anything saying a landlord can't increase a property to market rent on a new tenant after the previous tenant moves out.I talked to 2 PM companies in S.F. and they both said I could rent out a SFH at market rate rent if my current tenant moves out (family member who is getting a deal).

Conventional rates may be higher, but depending on your situation you might be better off with conventional due to variations in mortgage insurance. 

More standard income variations are: asset depletion (using reserve distributions as the proposed income) or average personal or business bank statement deposits over a 12-24-36 month period. 

Yes, all of the above, some people will continue to pay for a full service agent, some people will pay for a discount, some people will forgo agents all together, I think we will see alot more variation then we currently see, but just like any other business there will be tiers, Ritz, Marriott, Courtyard, Fairfield inn but for agents. 

There might be some variation of that available Our company does pull credit but only soft pulls.
