I use a regional bank and it seems like Stessa needs you to use a large national bank to not have consistent issues. 

English is widely spoken in the Guanacaste region.  

The industry is quite fractured and developers are mostly regional.

@Chase Calhoun mainly we work with local builders but we have also purchased from the regional builders as well.

You can look into switching to a local credit union or portfolio lender, as they tend to be more flexible with regional policies.

Everyone will tell you it’s great to get started early, or you can just move after a year, but in the current environment in our region the rent your property will generate after you move out will likely be less than your mortgage, if you are tied to the area and feel confident you want to stay in whatever property you buy for 3-5 years go for it, if you want flexibility rent and throw that money into and index fund. 

There are slight Regional variations in labor prices, but it's not as large a discrepancy as people think.
