To ease tensions, I am in a very grateful situation to where I have no debt (besides my current residence and rental) and bring in 10k of free cash flow a month, so defaulting on a HELOC pull of 27k is unlikely.

Meeting in person and talking things through was definitely the right thing to ease the tension that was building between us and these otherwise perfect tenants - house is immaculate, rent is always on time, they don't cause trouble for neighbors and report issues timely.They agreed that nothing will be replaced on demand.

The other issue was guests would park in the driveway overnight and block a tenant in when they needed to get to work - - creating more tension.

When I work with landlords around here I often run into tension when I tell people the owners "are not participating in the section 8 program at this time" and then I have people trying to tell me that the owners HAVE TO accept section 8.
