The subway can get you to Time Square from basically anywhere in Manhattan, Brooklyn, Queens.

I see guys that go out to lunch or go to subway every day and they joke about my pb&j.

Maybe you should join the local business council there to glean more insight.I have friends that watch as people open up their first shop and then they come in 6 months later for a Subway and buy for 50% of build out cost for a discount.

People like to live in Queens area because of accessibility to subway and close to Manhattan. 

We had it re-tiled with subway backsplash and we painted the cabinets white, the sink is white and large with a garbage disposal, the island was also painted and all the appliances are high-end stainless steel. 

Subway tile, freestanding tubs, everything. 

It’s a few blocks from the subway and the neighborhood is great (this is in NYC).
