I am working on a tool to analyze EVERY deal that comes on the market and filter it down to only show you the deals that match your specific buy criteria (residential only for now). 

The investors with the most units and most experience could just as likely be in flip flops and a Jimmy Buffett shirt as jeans and a polo.

If I were new I would simply stick to areas close to where I live.

Those are always some of the hardest.

Or should I wait it out a couple of years until I have a larger amount saved up.
