I discussed the impact of our beach STRs in San Diego (is there a more drive to destination with Los Angeles (12.6m), Tijuana (2.3m), Orange County (3.6m), San Diego (3.3m) all within a couple hour drive of our STRs?)

Orange and Broward counties in FL have so many bidders, they usually go well above the assessed value.

I had someone message me about my debt fund and was like "not FDIC insured", no kidding - you are comparing apples and oranges and thus their is a risk premium for investing.

Orange County can be a challenging market due to high prices, but there are still opportunities if you approach it strategically.

In our welcome basket we allocated $2-4 for gifts i.e. chocolate bars, Florida Oranges when in season, etc

Anyway looking forward to meeting people from St Augustine, Daytona Beach, Ormond Beach, Port Orange and New Smyrna Beach.  

These deals weren't easy-to-find "low-hanging fruit" but there are great deals are out there.Since you mentioned that you are getting started, I highly suggest you house-hack (this is how I got started in Costa Mesa, Orange County).
