Most HVAC systems will have a 5-year parts warranty; you need to register it to get 10 yr.Water/Sewer/Trash/Recycling is usually under the same bill through the City.

Also, you’re recycling this loan, putting your name on it instead of the sellers.

Steel-  US primarily does recycled steel, China does all of the virgin Steel.  

Three properties for $170K sounds like a bargain, especially if you can force appreciation after a turnover.If the property is breaking even with the initial purchase, I would pull the trigger on this deal with plans to BRRRR (Buy, Rehab, Rent, Refinance, Repeat) the properties as each one turns over to recycle my cash if the numbers work out.

Recycling cash is the strategy to use and in order to do this, you have to give it time. 

The BRRRR strategy recycles capital, while flipping offers quick profits but lacks long-term benefits.

The  market continued to act like there's no consequences.My RE focus was post-labor day, but that was more family oriented and convenient with RE cycles. 

Today we invest 100% into Roth contributions so there is no tax benefits to diverting the funds I would just be giving up the $7K a year employer match.

I wouldn't divert if someone charged me half of what my guy did, cause he's a real one.
