We lived in that house for almost 30 years prior to returning it to a rental property and we've NEVER had cockroaches of any kind.I'm wondering if they might have come in on some of her moving boxes.Regardless, we have a pest control contract in place, and I've already contacted my technician.Should we be worried about this tenant, or am I just over-reacting?

In my experience, tenants who are paying $300 in rent tend to react more negatively to these things and I've had issues with getting them to leave peacefully, but very broad strokes.

Personally, I've seen tenants granted a continued occupancy/renewal of their lease for the following:(1) threatening other tenants/neighbors with physical harm(2) dealing drugs out of the apartment with children residing in the same building(3) discharging a firearm on the premises(4) refusing entry to the landlord/his agent for necessary repairsAnd I am sure there are many other examples of bad behavior that the property owner is powerless to react to.
